Our client is an investor who buys and sells properties. This charmer of approximately 1100 sq ft was abandoned and needed a lot of work: both interior and exterior. However, it was perfect for a flip because it was located in a great neighborhood with young families.
And so our extensive flip begun: demolition, framing, drywall, masonry, interior trim and painting.
The entire roof was replaced which included roof rolling, galvanized roofing nails.
The kitchen was completely demoed to studs and remodel. GFCIs were installed as needed, sink and stove were moved to new location. Green boards installed at wall locations for moisture resistance. Regular drywall were installed at other locations. Walls were taped, textured and painted with three coats of white satin topcoat lacquer finish. New shaker cabinets were installed, together with quartz countertop and 6″ backsplash.
The bathroom was also demolished and remodel. New tub was installed and 3×6 subway tiles were installed throughout. Bathroom was outfitted with accessories including vanity, towel bars, shelves etc.
New Brazilian cherry engineered flooring was applied throughout the kitchen, living room and bedrooms.
The electrical had to be updated as it was so old and many aspects of the existing electrical were illegal. Recessed lighting, other lights, ceiling fans were installed throughout the house.
The house was outfitted with a brand new HVAC system; which will be a joy for the new owners!
Landscaping was done and a porch was built at the back of the house with a brand new fence and gate.
The outcome was a beautiful, even more charming home which has a modern look.
